The small printWe own this home (a small part) together with the Suntrust Bank (a large part)! We are not lawyers, nor real estate professionals, just ordinary individuals who took a risk and invested in property in the USA. All of the information provided on this web site is to the best of our knowledge accurate and truthful. All of it is based on our own personal experience of the area, or that of friends and family. All links to other sites are provided solely for your information in planning your holiday. All sizes are approximate and taken from the builders plans. All distances are estimated from local maps and timings are based on our own experience.Keys are available from our management company via a lock box system, the combination, full address details and driving instructions will be provided once all payments have been received. There are no pets permitted in the villa. Although you may not smoke inside the home, smoking is permitted on the lanai. You must allow our management company and any sub-contractors reasonable access to the property to carry out any essential maintenance during your stay. Rotonda is a quiet community, however, neither the owner nor their agent can be held responsible or liable for noisy neighbours, wildlife, building works or any such other disturbances outside of their control. The plots of land on either side of our villa are currently undeveloped as of April 2008. Your booking will be confirmed upon receipt of your deposit. We strongly recommend you arrange cancellation insurance. The outstanding balance of the rental fee must be paid in full 8 weeks prior to the rental start date. Most people arrive on a Saturday evening after our management companies office has closed. As part of the total price, your quotation will include a £50 refundable security deposit. This is required as part of the balance payment. We will refund it, less the cost of any damage or breakages within 35 days of the end of your stay. We ask guests to pop into the office on the first working day of their visit to say hello to the staff and to register their presence. In the event of any breakages, losses or damage to the property you must inform the Management Company immediately. You will be liable to pay the full cost of any breakages, losses or damage to the property. If you fail to notify them, additional costs may be incurred when repairs and replacements have to be effected on a changeover day. A detailed invoice will be supplied. Please take good care of our home during your stay and leave it in a tidy condition on the day of departure. The villa will be professionally cleaned between rentals. Any fees we incur for additional cleaning costs will be deducted from your security deposit. Please observe the safety rules listed in the information book held in the villa. In addition please use only the plastic plates, beakers etc provided when dining on the lanai and around the pool area. Our local management company are available 24 hours, 7 days per week to resolve any problems that you may encounter during your stay. Their contact details are provided on receipt of the balance of your holiday payment. Keys can be collected any time after 4pm on the date of arrival. The villa must be vacated by 10am on your departure day unless you have made specific arrangements with us as part of your booking. This 6 hour window gives our local management companies hard-working cleaning teams just enough time to return the villa to a "fresh as a daisy" state.
